Fractional is Not Timeshare
BY Bob Waun
Having trouble choosing just one place to enjoy your vacations? Want to own real estate in ALL your favorite spots? Do you crave variety and ownership at the same time? Timeshare may be an option, but Timeshare and Fractional Ownership are not the same. Timeshare is typically just one week or a 1/52 share. Because of the expense of marketing 52 shares of a single condo, timeshare is often much more expensive for the whole condo unit, but a much lower entry price.
Fractional on the other hand is more expensive per share, but signficantly closer to the "value of the whole real estate".
If you like the idea of Fractional Jet Ownership, you are in the market for a Fractional 2nd (3rd or 4th) Home/Condo. Fractionals come in all shapes and sizes - often full homes or condos. You can also own more or less:
Typical fractions are:
1/4 shares - 12 weeks
1/8 shares - 6 weeks
1/10 shares - 5 weeks
1/12 shares - 4 weeks
Typcially, the smaller the higher the "cost" for whole ownership, (i.e.: 1/4 share = $200,000 or $800,000 for the whole condo. Sold as a 1/10 share for $100,000 or $1mm for the same condo.)
